MAINTENANCE and SUPPORT SCHEDULE
 
WEEKLY:
Grass is mowed and edged weekly usually on Tuesdays.  Flower beds weeded.  During October through April when growth is slower, this may be done every other week.
 
The sprinklers are set to run two to three times a week (Monday, Wednesday, and Saturday per Collier County Water Department) beginning at predawn, early morning hours.  This may change based on weeds, landscaping replacement, and weather (the rain sensor may turn the system off).
 
MONTHLY:
Irrigation wet checks are conducted near the end of the month and faulty sprinklers replaced.
 
EVERY 2 MONTHS: 
Pest control administered.
 
ANNUALLY:
Periodic landscaping maintenance
  • Pruning of bushes done 9 times a year (Jan,March,April,May,June,July,Aug,Sept,Nov)
  • Turf fertilization four times a year.
Late Spring:
  • Fire extinguishers are inspected in March.
  • Gutters are cleaned, usually in May after the leaves from the Oaks fall.
Late Summer:
  • Palms are trimmed in the August/September time frame. Front palms trimmed March 2017
  • Oaks are trimmed every other year. (Done March 2019)
Fall:
  • New Mulch spread on flower beds in November.  Done November 2018.
  • Driveways, sidewalks, and street gutters are power washed in the last quarter of the year. (Done October 2018.)
  • An appraisal of the building is done every 3 years with annual updates for property insurance.  (Actual Appraisal December 2014 updated December 2015)
  • Insurance policies are renewed (Fidelity Bond, Directors and Officers, Property Insurance, Liability, Umbrella Policies) annually beginning January 1.
EVERY OTHER YEAR:
Outside lint vents are cleaned in the spring. 
 
AS NEEDED:
Wind Mitigation Inspections every 5 years  2019
Buildings painted about every 7 years. (Done March 2016 by Collier Painting for $36,380 all 7 buildings including both lanai floors using Scott's 7 Year Warranty Paint #8552 and #8553)
Driveways that are lifted or severely cracked. 
Roofs replaced about every 20 years Buildings 1-3 March 2013, by Tekram ($36,00/Roof) Buildings 5 and 6 January 2016, by Tekram  ($38,000/Roof) Building 4 November 2017 ($42,000/Roof) by Tekram, Building 7 September 2019 by Tekram (cost $45,000)
Buildings painted 7-10 years depending on condition
